Guests are not allowed to access the kitchen except for infants with prior permission.
Guests cannot invite other guests and day visitors during their stay.
Bachelor groups & stag parties are not allowed.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Smoking within the villa/rooms is prohibited.
The communal pool is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behavior or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave.
In case of special occasions like wedding and pre wedding ceremonies, Milestone celebrations and events, and similar such events that require the parts or entire estate, whether they require elaborate arrangements or not, are at the sole discretion and explicit permission of the management. These need to be informed at the time of booking, and additional venue charges, additional deposits and charges for time efforts and specialized skills needed for prior arrangements and post event cleanup will apply.

The full payment must be made for your booking to be confirmed.
A refundable deposit may be collected before check-in.
This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
The number of guests must not exceed the count mentioned at the time of booking.
Only the guests who have been accounted for are allowed at the villa.
All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
All foreign nationals must be able to share their passport and visa details prior to their stay.
Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
Any commercial activity is strictly not permitted.

If booking is cancelled 21 days before checkin date, guests are entitled to a full refund. While, 50% refund if cancelled between 21-11 days before checkin date
Any cancellations made less than 11 days before your checkin date, would not be refunded.
A nominal fee equivalent to payment gateway fees (2-4%) is charged for processing the refund. While, refund in travel credits have no processing fee.
Refunds for cancellations would only be processed in the form of travel credits if any amount of travel credits is utilised for booking.
If any non cancellable coupon is used while booking, all cancellation policies are overridden. The guest is not entitled to any refund while rescheduling is possible*
Cancellation policy is overridden and cancellaton is not allowed for peak dates that is Independence day (15th Aug), Diwali (10th Nov to 20th Nov), Christmas and New year (24th Dec to 2nd Jan) and Republic day (26th Jan) will not be accepted.
In case of extreme last-minute cancellations due to extenuating circumstances, Guests will be refunded 85% of booking amount if FionaStays gets another booking for the same date(s). If not, Guests will not be given a refund, and the cancellation will be treated as a no-show.
If the Guest has made a partial payment, they are entitled to no refund whatsoever.

This is not a wheelchair-friendly property. However we do have a service lift that can be accessed by senior citizens.
In case of a power outage, the genset can support the lights & fans for all the rooms.
Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
Please be mindful and keep noise to a minimum after 9 PM.
There are CCTV cameras that capture the common areas and the external areas for security purposes.
The caretaker stays on the premises of the same property.
This is a standalone property.
Alcohol consumption is allowed in designated areas. Please do not carry food/drinks in and around the pool and in the recreational room.
Smoking is allowed in the exterior areas of the villa only.
We urge you to wear swimming attire in the pool and kindly shower before entering.
Children should be supervised while they are in or around the pool.
Guests are earnestly requested to treat the home with care.
Up to 2 cars can be parked onsite.

• The area faces load shedding every Tuesday and the home is equipped with an genset for the same.
• Guests are requested to preplan all meals that they require during their stay.
• The cool weather all year around is the perfect excuse to not install ACs in the living room.
• Considering the unique location of the villa, Internet connectivity can get affected due to falling of trees, heavy rains or other causes.
• The top floor is locked and guest cannot access or use that space.
